The Address Downtown Dubai is one of those buildings that commands attention long before you walk through its doors. Standing at 63 storeys and over 302 metres tall, this supertall tower sits at the centre of Downtown Dubai, directly facing the Burj Khalifa and The Dubai Fountain. It is the flagship property of Emaar Hospitality Group’s Address Hotels + Resorts brand, and since its reopening in June 2018 following a complete interior redesign, it has become one of the most visually striking luxury hotels in the emirate.

What makes this property particularly fascinating from a design perspective is that it has lived two lives. The original tower, completed in 2008, was designed by the UK-based architectural firm Atkins with an Art Deco architectural style. The second life began when New York-based interior design firm Meyer Davis Studio reimagined the entire interior following the building’s closure in 2015, creating a space that feels both timeless and refreshingly contemporary.

The Architecture: A Supertall Art Deco Tower in the Heart of Downtown

The 2015 Fire and the Decision to Redesign

Construction on The Address Downtown began in October 2005, and the tower was topped out in April 2008 before completing in September of that year. At the time of its completion, it was the 6th tallest building in Dubai. The project cost an estimated AED 845 million and was developed by Emaar Properties, the same developer behind the Burj Khalifa and Dubai Mall.

The structural engineering was handled by Atkins, a globally recognized British engineering and design consultancy. The building’s architectural style is classified as Art Deco — a deliberate choice that gives the tower a sculpted, vertical elegance that distinguishes it from the glass-curtain-wall towers that surround it. The facade features expansive glass panels that allow uninterrupted views in every direction, particularly toward the Burj Khalifa and The Dubai Fountain, which sit directly in front of the property.

The tower is not just a hotel. It functions as a mixed-use development housing 220 guest rooms, 626 luxury serviced apartments, three floors of food and beverage outlets, a podium-level swimming pool, a full fitness centre, and spa facilities. The overall masterplan for the Downtown Dubai area, within which the tower sits, was designed by Skidmore, Owings & Merrill (SOM), the firm behind the Burj Khalifa itself. This means The Address Downtown was conceived from the beginning as an integral part of one of the most ambitious urban developments in modern history.

The main contractor for the original construction was a joint venture between Besix and Arab Technical Construction. The tower rises to an architectural height of 306.2 metres (over 1,000 feet), making it one of the tallest hotel-residential towers in the world.

On New Year’s Eve 2015, a fire broke out on the 20th floor of the building, spreading rapidly across the exterior cladding. The incident, which was later attributed to an electrical short circuit in spotlight wiring between the 14th and 15th floors, was broadcast live around the world as it unfolded against the backdrop of the Burj Khalifa fireworks display.

While there were no fatalities, the building sustained significant exterior and interior damage. Emaar Properties took the decision not simply to repair the tower but to completely reimagine its interiors. This led to a nearly three-year renovation project that would transform the property from the inside out. The building reopened in June 2018 and was subsequently named the Best Luxury Hotel in Dubai at the International Hotel Awards later that year.

The Interior Redesign: Meyer Davis Studio’s Vision

For the redesign, Emaar Properties commissioned Meyer Davis Studio, a highly acclaimed New York-based interior design firm known for their work on luxury hospitality, residential, and retail projects worldwide. The firm was tasked with creating a fresh, contemporary, and luxurious aesthetic that would redefine the hotel’s identity while respecting the bones of the original structure.

Meyer Davis partnered with SSH, the Middle East-based architecture and design firm, who served as the local design representation. SSH coordinated with Emaar’s design team, managed MEP (mechanical, electrical, and plumbing) coordination, handled facade and landscape integration, and locally sourced materials to meet the project timeline. During the installation phase, the main contractor Dutco executed the build-out, with sub-contractors Fino and Interiors International handling specialized elements.

The design philosophy that Meyer Davis brought to the project can be described as modern, masculine, and warm. The firm retained the existing high-grade marble throughout the public areas while layering in new tones, textures, and materials that gave the space a completely different personality. The overall palette is built on neutral tones greys, whites, warm creams, and muted blues accented with wood veneer, leather, and brushed metal finishes.

What distinguishes the Meyer Davis approach here is the emphasis on creating an atmosphere rather than simply decorating rooms. The interiors were designed to feel layered and collected over time, as though each element belongs to a larger narrative rather than a single design moment.

The Lobby: An Enchanted Garden in Marble

The guest experience begins at the ground-level entrance a grand, airy space with revolving doors that open into what can only be described as an enchanted garden rendered in stone, glass, and light.

The centrepiece of the lobby is a spectacular chandelier by Preciosa, the renowned Czech crystal manufacturer. This installation contains 5,500 individual hand-blown crystal glass pieces, each shaped as a teardrop. The pieces vary in size and transparency some are clear, others have a frosted bubble texture creating a cascading effect that catches and disperses light from every angle. It is one of the most photographed features in any Dubai hotel lobby.

Beneath the chandelier, the floors and walls are clad in Crema Marfil marble, a warm-toned Spanish stone that gives the space a sense of softness despite its grand proportions. The reception desks sit before a wall covered in five original paintings by British artist Beth Nicholas, who hand-painted the works on-site. The paintings draw from the Japanese aesthetic of Wabi-Sabi the philosophy of finding beauty in imperfection with organic, fluid forms that contrast with the precision of the marble and metalwork surrounding them.

Suspended throughout the lobby corridors are hanging paper sculptures by the Dutch artist Peter Gentenaar, whose work is known for its ethereal, almost weightless quality. These delicate forms float above guests, adding a layer of artistic wonder to the transition between the reception, lounge, and dining areas.

Perhaps the most whimsical feature in the lobby is the installation of Giant Fantasy Butterflies by Venue Arts, created by visual display artist Stephen Stefanou. These large-scale synthetic glass butterflies are hand-painted in tones of pink, blue, and green and are positioned throughout the corridor areas that connect The Restaurant, the lounge, and the meeting rooms. Caroline-Jane Houston, the hotel’s General Manager at the time of reopening, described the intent as creating a sense of the surreal and adding another dimension to the transitional spaces.

Lining the lobby corridors are 44 high-fashion retail vitrines featuring luxury brands such as Prada and Dunhill. These glass display cases serve a dual purpose they are both design features and functional retail touchpoints that connect the hotel interior to the adjacent Dubai Mall, creating a seamless luxury experience between hospitality and retail.

Guest Rooms and Residences: Contemporary Comfort with Panoramic Views

The Address Downtown houses 220 guest rooms and 626 serviced apartments across its 63 floors. The rooms were designed with a contemporary palette that prioritises calm, comfort, and views. Floor-to-ceiling windows are a defining feature across all room categories, framing panoramic views of the Burj Khalifa and The Dubai Fountain the two most iconic visual landmarks in Dubai.

The interior finishes in the guest rooms use wood and marble accents in neutral tones of grey, white, and blue. The bedrooms feature king-size beds dressed in crisp white linens, while the living areas incorporate bespoke joinery, crafted wall wallpapers, built-in wood veneer cabinetry, and leather detailing. The overall effect is one of quiet luxury restrained but warm, designed for both short-term hotel guests and long-term residents.

The bathrooms feature high-grade marble flooring, freestanding soaking tubs, rain showers, vanity and dressing areas, and premium fixtures. The toiletry collection is by Lorenzo Villoresi Firenze, and rooms are equipped with the latest Dyson Supersonic hair dryers a thoughtful detail that reflects the hotel’s commitment to blending design with functionality.

The kitchens in the serviced apartments are designed with quartz countertops, open shelving, and built-in high-end appliances. Coffered ceilings with concealed ambient lighting run throughout both the rooms and apartments, creating a soft, layered glow that avoids the harsh overhead lighting common in many hotel environments.

The Spa: Crystal, Calm, and Craftsmanship

The Spa at Address Downtown is a design destination in its own right. The entrance is marked by a statement crystal chandelier another Preciosa creation that sets the tone for the experience within. The spa features nine treatment rooms, dedicated relaxation areas, a traditional hammam, a steam room, and a signature spa suite.

The lighting in the spa was a particular focus of the redesign. Preciosa created a bespoke wave-shaped lighting fixture using crystal components, installed on the ceiling of the main spa area. The undulating form creates a sense of flow and movement, echoing the water therapies offered within the space. The lighting throughout public areas and the spa was curated by Reveal Design Group, who focused on creating a fresh, vibrant yet soothing atmosphere in these wellness spaces.

The material palette in the spa continues the hotel’s broader theme marble, warm wood tones, and soft textiles but with a lighter, more fluid application that creates a sense of sanctuary separate from the energy of the lobby and dining areas.

Dining and F&B Design: Nine Concepts Under One Roof

The Address Downtown features nine distinct dining and lounge concepts, each with its own design identity. The most prominent is The Restaurant at Address Downtown, which occupies a polished, urbane setting designed for all-day dining with a French and British-inspired menu.

The F&B areas occupy three full floors of the podium level, and their design reflects the same principles that guide the rest of the hotel layered materials, curated art, warm lighting, and a sense of spatial generosity. The connection between the dining spaces and the lobby is seamless, with the butterfly installations and retail vitrines acting as visual threads that tie the journey together.

The Pool and Podium Level: Outdoor Luxury at 63 Storeys

One of the signature design features of The Address Downtown is its spectacular podium-level infinity pool, which stretches 100 metres in length. The pool overlooks the Burj Khalifa and The Dubai Fountain, making it one of the most photographed hotel pools in the world.

The poolside is lined with daybeds shaded by palm fronds, creating a resort-like atmosphere in the heart of an urban district. The landscaping around the pool integrates tropical greenery with the building’s marble and stone finishes, extending the indoor material palette into the outdoor environment.

Lighting Design: A Story Told Through Light

Lighting is one of the unsung heroes of The Address Downtown’s redesign. Beyond the headline Preciosa installations, the approach to lighting throughout the hotel was conceived as a storytelling tool.

Coffered ceilings with concealed lighting run through the corridors, lobbies, and guest rooms, eliminating harsh overhead sources and replacing them with a warm, ambient glow. The elevator lobbies feature bespoke Preciosa crystal light fixtures geometric, art-deco-inflected designs that reference the building’s architectural style while feeling distinctly contemporary.

Reveal Design Group, which curated the overall lighting strategy, ensured that each zone of the hotel has its own light temperature and intensity from the bright, sparkling energy of the lobby to the subdued warmth of the spa and the intimate glow of the dining areas.

Design Lessons from The Address Downtown Dubai

For interior designers, architects, and hospitality professionals, The Address Downtown offers several important takeaways.

The first is the power of reinvention. Rather than simply restoring the building after the 2015 fire, Emaar and Meyer Davis used the moment as an opportunity to completely rethink the guest experience. The result is a property that feels newer and more relevant than many hotels that have never been renovated.

The second lesson is the value of art integration. The use of commissioned works by artists like Beth Nicholas, Peter Gentenaar, and Stephen Stefanou (Venue Arts) transforms the hotel from a luxury accommodation into a cultural experience. Every corridor and every transition space has something worth pausing for.

The third takeaway is material restraint. Rather than layering multiple competing materials and finishes, Meyer Davis built the entire design around a disciplined palette of marble, wood, leather, and crystal then varied the application of those materials across zones to create distinct atmospheres within a unified identity.
